Shared spaces that actually get used

The ground floor is built for the hours between lectures: a common room with long tables and a games corner, a quiet study floor with booths, and the yard, a courtyard of benches and herb planters that gives the building its name.

Reception is staffed every day, and someone from the night team is on site from 18:00 until morning. A lost key fob or a noisy flat is sorted that night rather than at the end of the week.

  • Common room with a big screen
  • Group study rooms you can reserve at reception
  • The yard: benches, planters and table tennis
  • Night team on site every night

The tenancy, in plain words

Tenancy law, deposit rules and the checks a landlord may carry out vary by country and by city. These are our own terms, and the agreement we send repeats them before anyone signs.

Deposit

$400, held for the length of the tenancy and returned within 14 days of moving out, less the cost of any damage beyond normal wear, listed line by line.

Guarantor

Most students name a parent or guardian who agrees to cover unpaid rent. Where that is not possible, as for many international students, paying a term ahead works instead.

Rent dates

Rent falls due in three instalments at the start of each term. If money is going to be late, tell reception early and we agree a plan together.

Guests

Friends can stay up to three nights in a row once signed in at reception, so the night team always knows who is in the building.

Quiet hours

From 23:00 to 07:00 every night, and from 21:00 during exam weeks. Each flat agrees its own kitchen rota in the first week.

Repairs

Report a fault at reception or by email. Heating, water and lock problems are seen the same day; everything else within three working days.

If you need to leave your course, talk to us early. The tenancy runs for the full term, but it can often pass to a replacement student, and your rent stops when they move in.

From request to keys

Four steps between choosing a room and carrying your boxes up to it.

  1. Request a room

Choose a room type and your move in and move out dates, and tell us where and what you study.

  2. See it first

Come for a viewing in person, or ask for a live video tour if you are moving from another country.

  3. Sign and hold it

Read the tenancy agreement at your own pace, then the $400 deposit holds the room for you.

  4. Collect your key fob

On move in day, reception hands over your fob and someone from the team shows you round your floor.

Residents, and one parent (example reviews)

Bills in the rent made first year budgeting so much simpler. The flat of four meant a calmer kitchen, and the study booths were busy during exams but never impossible to get.

Moving from abroad, the live video tour and the option to pay a term ahead instead of finding a local guarantor made the whole move possible.

As a parent, it was reassuring that someone is on site every night and that the deposit rules were written out so plainly before anything was signed.

Questions students and parents ask

Who can live at Campus Yard?

Students on a full time course at any university or college in the city, aged 18 or over when the tenancy starts. We ask for proof of enrolment before move in day.

Can friends share a flat?

Yes. Groups of four or six can ask for a whole flat on one request; name everyone in the last box of the form and we keep you together whenever a flat is open.

Can the room be kept over the summer?

Summer stays run between the end of one tenancy and the start of the next at $160 a week, in the same room where possible. Mention it on your request or ask reception later.

What happens if a course ends early?

Talk to us as soon as you know. The tenancy is a contract for the full term, but we can usually pass it to a replacement student, and your rent stops from the day they move in.

How is the building kept secure?

Key fobs open the main door and each floor, cameras cover the entrances and shared spaces, and the night team is on site from 18:00. Every flat and every bedroom has its own lock.

Can parents come to the viewing?

Of course. A viewing takes about 30 minutes and anyone who helps you decide is welcome; just tell us how many are coming when you ask for one.

Request a room for the year

Choose a room type and your move in and move out dates, and tell us where you study. Reception replies within two working days to confirm a room, suggest the closest match or set up a viewing first.

  • No room is held until we confirm it
  • The tenancy arrives to read before you sign
  • A $400 deposit once you decide to go ahead

Expect an answer from reception inside two working days. Your details stay with us for this request alone.

Talk to reception

Reception answers the phone in office hours, and residents can reach the night team for anything urgent after that.

About this sample page

Bills in the rent, keys at reception

No student has ever lived at Campus Yard Student Living; this single page was written to show a student building presenting rooms, rent and tenancy terms on AI Web Maker. Up top, a request button sits beside a phone card with bills, wifi and a study room switched on. Four room types follow, each priced per week with bills included and the tenancy length beside the price. Shared spaces, tenancy terms and the steps from request to keys answer the questions students and parents raise next. The page ends with a room request that asks for move in and move out dates, the place of study and whether a viewing comes first.

The owner of a real student building can begin with a short description of the rooms, the rent and the rules. From those lines the builder produces a first draft, complete with room cards and a request form built around move in dates. Students then send requests that the building approves, moves or declines, with the deposit agreed directly between them. There is no charge while the site is built and previewed; after launch the hosting bill is $119 a year, and the domain is paid for on top. A closer look at each section of this example is one link away below, ready to adapt to a real building.
