What a valuation is, and what it is not

A valuation is a professional opinion of value, on a stated basis, for a stated purpose, at a stated date. Markets move, so the figure belongs to that date and that purpose; it is not a promise of what a buyer will pay.

Nor is it a building survey. We note visible defects that affect value, but we do not test services or lift floors. Who may sign a valuation for lending, court or tax work depends on the country, so we say which qualifications our valuers hold and whether they suit your purpose.

  • Purpose, basis and date on the first page
  • Comparable evidence set out in the report
  • Assumptions and limits in plain words

From instruction to signed report

  1. Instruction

You tell us the purpose and the property; we confirm the fee and send terms of engagement to sign.

  2. Inspection

A valuer visits, measures, photographs and notes condition, location and anything unusual.

  3. Research

We study recent sales or lettings of comparable property and adjust for the differences.

  4. Report

You receive the signed report, and the valuer answers questions about it for 30 days.

From executors, owners and landlords (example reviews)

As executors living abroad, we needed a value at the date of death three years earlier. The report explained every comparable sale it relied on, and the questions afterwards were answered within a day.

Separating is hard enough without arguing over numbers. One report that both of us accepted settled the house question in a single meeting.

Questions people ask a valuer

Will the valuation tell me what my home will sell for?

It gives our opinion of market value on the date of inspection. The price a buyer actually pays depends on the market, the marketing and the buyer, and it can be higher or lower.

Can my lender use your report?

Only if your lender accepts it. Most lenders instruct their own valuer from a panel, so please ask yours before booking a lending valuation with us.

What date does a probate valuation use?

Usually the date of death, even when that was some time ago, and we value the property as it stood then using evidence from around that time. The date the rules require can differ by country, so your adviser should confirm it.

Who is allowed to value property?

That depends on the country and on the purpose. Some lenders, courts and tax offices require a registered or licensed valuer. Each report lists the valuer's qualifications, and we tell you before booking whether they meet your requirement.

Is a valuation the same as a survey?

No. A survey looks closely at the condition of the building, while a valuation records condition only as far as it affects value. If you need both, ask and we suggest a qualified surveyor.

How is the fee paid?

The fee is fixed in the terms of engagement and settled with us before the report is released.

Request a valuation

Say what the valuation is for and where the property is. A valuer sends back a fixed fee and the earliest inspection date, normally on the same or the following working day.

About this sample page

Crosshairs on the house, purposes on the page

Truemark Valuations is a made up firm, and its single page shows how a property valuer can present purposes, fees and the limits of a valuation on AI Web Maker. The opening view frames a house in the crosshairs of a surveyor's level, beside a lede that names every purpose the firm values for. Six purpose cards and a fee table follow, so visitors can find their reason and their likely fee within a minute. A dark section explains what a valuation is and is not, and four steps run from instruction to the signed report. The questions deal with sale prices, lenders, probate dates and who may value property, then the form asks for the purpose and the date of value. Every part of the page is written to set honest expectations before the first call.

A real valuation firm can start from a short description of its purposes, fees and area. The builder turns that into a draft with purpose cards, a fee table and a request form, all of which can be edited. Clients send their requests through the form, and the firm agrees the fee and payment with them directly. Hosting begins only at launch, costing $119 across a full year or $19 across a single month; building and previewing are not charged, and the domain is bought on top. The notes on this page explain the reasoning behind each section, so a firm can keep the order and write its own details into it.
