Inside the show homes

The show apartment at Copperleaf Yard and the show house at Alder Rise are fully furnished, so you can judge the size of every room before you commit.

What every Northbank home includes

The specification is the same across all three developments and is written into the contract. If a product stops being made, the contract allows one of equal quality, and we tell you first.

Fitted kitchens

Oven, hob, extractor, fridge freezer and dishwasher built in, with stone effect worktops and soft close doors.

Low energy heating

Heat pumps in the houses and a shared low carbon system in the apartments, with high insulation and triple glazing on north facing walls.

Car charging

A charging point on every house driveway, and charging on a share of the apartment parking spaces with more added as residents ask.

Warranty and defects cover

A structural warranty from an independent provider, plus two years of cover from us for defects in the finish and fittings. Schemes differ by country.

Choices before the build

Off plan buyers pick kitchen fronts, worktops, flooring and tiles from a set range, if they reserve before the cut off date for their plot.

Handover inspection

Before completion you walk round the finished home with the site manager and list anything to put right. Most items are fixed before you move in.

Off plan or on completion?

Buying a home that is not yet built works differently from buying one you can walk around. This is how the two compare at Northbank.

Deposits and risks, in plain terms

A $2,000 reservation fee takes the home off the market for 28 days while the lawyers prepare contracts. If you withdraw before contracts are exchanged, we refund it in full. At exchange you pay a deposit of 10% of the price, and the balance is due on completion.

Buying off plan carries risks that a finished home does not. Completion can come later than expected, the finished home can differ in small ways from the plans, and its value on completion may be higher or lower than the price you agreed.

How deposits are protected, and what buyers can do if a build is delayed, vary by country. Please take independent legal advice before you exchange contracts, from a lawyer who acts for you and not for us.

  • Reservation fee refunded in full before exchange
  • A long stop date written into every off plan contract
  • Build updates every quarter until completion

From first viewing to moving in

  1. View and choose

Walk round the show home, see the plots on the site plan and take the price list away to think it over.

  2. Reserve

Pay the reservation fee and the home is held for 28 days while your lawyer and ours start work.

  3. Exchange contracts

With your lawyer's advice and your mortgage offer in place, sign and pay the 10% deposit.

  4. Build updates

Off plan buyers receive a progress letter each quarter and two accompanied visits to the site.

  5. Inspect and move in

Walk round with the site manager, then collect the keys on completion day.

Completion moved by six weeks, and the sales team told us three months ahead with the reason in writing. The snag list was short and sorted within a fortnight.

Can we buy a home online?

No. Homes are reserved in person at a sales office, after you have seen the price list and the reservation terms. Use the form on this page to register interest or book a viewing.

What happens if the build is delayed?

We tell you as soon as a new completion window is known, with the reason. Every off plan contract has a long stop date, and if the home is not finished by then you can withdraw and have your deposit returned, subject to the contract and the law where you buy.

Is the reservation fee refundable?

Yes, in full, if you withdraw before contracts are exchanged. After exchange the 10% deposit is committed under the contract, which is why legal advice before that point matters.

Do we need our own lawyer?

Yes. Please instruct an independent lawyer or conveyancer who acts only for you. We can share the names of firms that know the developments, but the choice is entirely yours.

Can we reserve while selling our current home?

Yes. Tell us where your sale stands when you register, and we agree a reservation period that fits it, within reason. Off plan buyers often have months before completion to sell.

What does the warranty cover?

For the first two years we put right defects in the build, the finish and the fittings. A structural warranty from an independent provider then covers major defects for the rest of its term, and the schemes and their length vary by country.

About this sample page

What the Northbank sample shows about selling homes off plan

Northbank Developments is a made up house builder, and its one page site shows how a developer can present homes for sale on AI Web Maker. Starting prices by bedroom count sit in the opening view beside a photo of a finished building. Three development cards, a show home gallery and a shared specification follow, so buyers see what they would get before they read the terms. The off plan comparison, the deposit section and the buying timeline then explain the commitment in plain words. Together these sections let a buyer decide on a viewing with real information in hand.

On AI Web Maker, a developer describes its sites and homes in a short brief, and the builder produces a draft with an enquiry form attached. Each request for a price list or a viewing reaches the sales team, which replies by phone or email in its own time. Drafting and previewing carry no charge, and going live costs $119 a year or $19 a month in hosting with the domain on top. This sample page walks through the reasoning behind each Northbank section. A real developer could swap in its own phases and plots and still keep the honest structure.
