Local rules first, viewings second

Letting law is local. Depending on the country and the city, a rental may need gas and electrical safety checks, working smoke and carbon monoxide alarms, an energy rating, a licence for a shared house or a deposit held in an approved scheme.

Before the first viewing we check which of these apply to your home, book the inspections it needs and keep the certificates on file, so the tenancy starts on firm ground.

  • Safety checks booked with qualified trades
  • Deposits handled the way local law sets out
  • Notice periods and rent rules checked for your area

From appraisal to move in day

  1. Appraisal

We visit, suggest an asking rent from similar homes let nearby and list anything to fix first. It is advice, never a promise.

  2. Listing and viewings

Photos, a floor plan and the listing go out, and we show the home to applicants in person.

  3. Checks and agreement

Identity, income and landlord references are checked where the law allows, then the agreement is signed.

  4. Move in

Inventory with photos, meter readings, the deposit and the keys, all handled on the day.

Renting a home through us

Tenants who are looked after tend to stay, so they get the same straight answers as the landlords we work for.

Viewings

Ask for a viewing by phone or email; we show homes on weekday evenings and on Saturdays.

Applying

Before you apply we say which checks we run, which documents they need and what any holding payment covers.

Reporting a repair

Tenants in managed homes report repairs by phone or email and get a reference and a visit time.

Emergency line

A leak, no heating or a front door that will not lock in a managed home is answered day and night.

Moving out

We agree the check out date, compare the home with the inventory and explain any deposit deductions in writing.

Renewing

Two months before a fixed term ends we ask both sides about renewing and confirm any change in writing.

Homes on our books

Flats, terraces and family houses across the city, each let and looked after by the same small team.

Landlords and tenants on Keyhold (example reviews)

Two flats on full management while working abroad. The six monthly inspection reports arrive with photos, and a burst pipe was sorted before the landlord had even heard about it.
Hannah O.Landlord, full management
The appraisal came with a list of small jobs and a rent range rather than one inflated figure. The tenant they found has now renewed twice.
Rafael G.Landlord, tenant find
Our heating failed on a Sunday evening in winter and the emergency line had an engineer booked for Monday morning. The check out was fair, with every deduction explained.

Landlords usually ask us

How do you set the asking rent?

We look at similar homes let nearby and at current demand, then suggest a range. It is an opinion to help you decide, not a promise of what a tenant will pay, and the final asking rent is always yours to set.

Who holds the tenant's deposit?

That depends on where the home is. Some places require deposits to be lodged with an approved scheme within a set time, while others let a landlord or agent hold them. We tell you which applies and handle it that way.

What checks do you run on applicants?

Identity, the right to rent where that applies, affordability and references from previous landlords and employers. Local law sets what may be checked and how, so the exact list varies from country to country.

What happens if the rent is late?

On rent collection and full management we contact the tenant the day after a missed payment, keep you informed and follow the steps local law sets out. For court action we point you to a qualified adviser.

Can a landlord switch service later?

Yes. Landlords on tenant find can move to rent collection or full management at any time, and the monthly fee starts from the next rent date.

Do you accept pets and sharers?

That is the landlord's decision, within local rules. We ask before marketing the home and say clearly in the listing what is allowed.

Ask for a rent appraisal

Describe the property and the date it can be let from. We visit within three working days and send the appraisal in writing.

About this sample page

Fees in plain figures, keys on the board

Keyhold Lettings is an invented agency whose one page site shows how a letting business can set out fees, rules and tenant help on AI Web Maker. The opening view hangs a row of tagged keys on a brass rail, with the appraisal button and the starting fees above it. Three fee cards and a tick table follow, so a landlord sees what each service includes before reading anything else. A section on local rules, the steps to move in day and a part written for tenants show how the agency works. Questions about rent, deposits and late payments lead into a short appraisal form. The page reads like a conversation with a careful agent, which is exactly the impression a landlord should leave with.

An agency starting its own site can describe its services, fees and patch in a few sentences. The builder turns that into a draft with fee cards and an appraisal form, which the agency then edits. Landlords send appraisal requests through the form, and fees are agreed with them directly. Drafting and preview add nothing to the bill; from publication the site's hosting is charged at $119 annually or $19 monthly, with the domain on top of that. The sections further down explain the thinking behind each part, so an agency can keep the structure and replace the details with its own.
