Where buyers look first, room by room

Most buyers judge a home on a phone screen long before they visit, so the rooms that lead the listing get the most of our time.

Quiet colours let buyers picture their own belongings, so the warehouse is stocked around a few tones that photograph true in daylight.

Styled the day before the photographer arrives

The listing photos are where most buyers first meet a home, so we book the styling day to land just before the shoot. The lead stager checks each room through a camera before leaving, straightens the bedding and switches on every lamp.

When you are still living in the home, you keep a short list for resetting the rooms in ten minutes before each viewing.

  • Timed around your agent and photographer
  • Lamps, bedding and cushions set for the camera
  • A reset list for lived in homes

From the walk through to collection

  1. Walk through

A stager visits, measures each room and notes the spaces that will lead the listing.

  2. Proposal

Within two working days you receive the room plan, the price and the hire terms in writing.

  3. Styling day

The van crew delivers and assembles while the stager dresses each room; most homes are done by evening.

  4. Collection

Everything stays while the home is on the market and is collected within five working days of your call.

Homes we staged this season

Every piece in these rooms came off our own shelves and went back on them after collection.

From sellers and agents (example reviews)

The flat had been empty for months and looked cold in every photo. One day of styling later, the listing finally showed rooms people could picture living in.

Before you book a staging day

Will staging get us a higher price or a quicker sale?

Nobody can promise either. Price and timing depend on the market, the home and the asking price, which your agent advises on. Staging helps buyers read the rooms clearly in the photos and at viewings.

How long can we keep the furniture?

Every package covers six weeks. After that, hire continues month by month at the rate in your proposal, and you can ask for collection whenever you like.

Do we have to move out for lived in styling?

No. We work with what you own, store a few pieces in a spare room or garage if you agree, and fit our accessories around your daily routine.

Who covers damage to the hired pieces?

Our furniture is insured by us while it is in your home, apart from deliberate damage. Please check that your own policy covers the property while it stands empty, because insurers and countries treat vacant homes differently.

Do you work with agents and developers?

Yes. Agents often book us on behalf of their sellers, and developers use us for show apartments and the last units in a building. We invoice whoever books the styling.

How do we pay?

Half of the staging fee holds the styling day and the rest is due on the day. Monthly hire after six weeks is invoiced in advance, and you settle each invoice with us by arrangement.

About this sample page

Furniture on hire, rooms set for the camera

Set and Sold Home Staging is imaginary; this single page was written to show how a staging firm can present packages, hire terms and finished rooms on AI Web Maker. The opening view splits one room into a grey half and a warm half, so the service is clear at a glance. Three packages follow with starting prices, six weeks of hire in each and the monthly rate after that. A room by room table, the warehouse palette and a band about styling before the photographer show how the firm works. Questions about price claims, insurance and payment lead into a quote form built around the listing date. Read from top to bottom, the page answers a seller's questions in the order they come up.

A real stager can start from a few sentences about the packages, the warehouse and the areas covered. The builder turns them into a draft with price cards and a quote form, ready to edit room by room. Sellers and agents then send requests through the form, and the stager replies and agrees payment with them directly. Drafts and previews carry no charge; a live site is billed for hosting, either $19 every month or $119 once a year, and the domain sits apart from that bill. The notes further down explain why each section sits where it does, so a stager can copy the running order and drop in photos of its own.
