Breakfast is cooked when you come down

Breakfast is served at the long table in the farmhouse kitchen, beside the range. Choose from the card the evening before or when you sit down, and everything is cooked for you there and then.

Eggs come from the farm across the lane and the bread from the village baker. The jam on the table is made each autumn from rosehips picked in our own hedges, which is how the house got its name.

  • Served from 08:00 to 09:30, or 07:00 by arrangement
  • Vegetarian and vegan dishes every morning
  • Dishes made without gluten on request
  • Packed lunches for walkers at $12

Around the farmhouse

Between breakfast and bedtime the house and the garden are yours to use, as if you were staying with friends.

Sitting room

Deep sofas, a wood burner lit from October to April, and shelves of books, maps and board games.

Two acres outside

Lawns, a vegetable plot, an orchard of old apple trees and benches placed where the evening sun lands.

Boot room

A place for muddy boots and wet coats, with a drying rack that is warm again by the morning.

Honesty pantry

Local beer, wine, cordials and cake. Note what you take and settle up at the end of your stay.

Bike shed

A locked shed for bikes with a track pump and a basic repair kit on the wall.

Parking in the yard

Room for six cars, so every room has a space, plus a charging point for electric cars.

Guests remember breakfast (example reviews)

Breakfast alone was worth the drive: eggs cooked exactly as asked and that rosehip jam on warm toast. The Garden Suite opened straight onto the lawn, which our dog adored.

Before you stay

What time can we arrive?

Check in runs from 15:00 to 19:00. Arriving later is fine if you tell us your time; we leave your key in a lock box with a note on where everything is.

Are children welcome?

Children of any age can stay in the Garden Suite, which has a sofa bed and room for a travel cot. The other rooms are best suited to two adults.

Can we bring our dog?

One well behaved dog can stay in the Garden Suite for $15 a night. Dogs are welcome in the garden and the boot room, though not in the kitchen or the sitting room.

Can you cook for allergies and special diets?

Yes. Mention them in your stay request and we shop accordingly; dishes without gluten, dairy or eggs are all possible. Ours is a shared farmhouse kitchen, so we cannot promise that no trace of an allergen is present.

How do the deposit and cancellations work?

Once we confirm your dates we invoice the first night. Cancel 7 days or more before arrival and it comes back in full; after that it is kept unless we can let the room again.

Is the house easy to get around?

The Garden Suite is on the ground floor with one low step at its garden door, and the kitchen and sitting room are on the same level. The other four rooms are up a steep cottage staircase.

Send a stay request

Pick a room, add your dates and tell us who is coming. We reply the same day, or by 10:00 the next morning, to confirm the room or suggest the closest dates that are open.

  • Nothing is booked until we reply to confirm
  • The first night is invoiced once we confirm
  • Breakfast is included for everyone in the room

About this sample page

What makes the Rosehip Cottage sample work

Rosehip Cottage is an invented five room farmhouse, written up here as an example of a bed and breakfast presented on AI Web Maker. Room cards with nightly rates come first, because rooms and prices are what guests compare before anything else. Breakfast follows with its own section and a card of five dishes, each marked with the diets it suits. Facilities around the house, from the sitting room to parking in the yard, show guests how the stay will feel. Everything leads to a short stay request that a guest can complete in about a minute.

An owner can begin a site like this by describing the house, the rooms and the breakfast in a few sentences. From that, the builder lays out room cards, a request form and the sections around them, and the owner edits the wording until it sounds like home. Guests send stay requests that the host confirms, moves to other dates or declines, and any deposit goes straight from guest to host. Hosting begins once the site is published, at $119 a year plus the domain, and drafting it costs nothing beforehand. The sample page below explains each section of Rosehip Cottage and what it does for bookings.
